    The reports will be e-mailed directly to you as a PDF file and a hard copy can easily be printed. A full interior and exterior inspection of the property is made. The reports vary in length based on the complexity of the property but tend to be 20+/- pages. In the Valuation Section the subject property is gridded and compared to recent and relevant comparable data. The appraisal includes color photos of the interior and exterior of the property. The above-grade improvements are re-measured and a computer aided design floor plan is drawn with building area calculations. Photos of the comparable sales, a county assessors tax map, an area map with the location of the subject property and the comps, a zoning and aerial map along with any important data specific to your assignment is provided. Our years of appraisal experience involving a wide range of properties produces a comprehensive report.
  • All reports meet the Uniform Standards of Professional Appraisal Practice (USPAP) and comply with Pennsylvania, National, and Estate Taxing Authorities. They are accepted by all County Boards of Assessment for tax appeals. 

    Unless unusual circumstances exist, the Appraisal Report is delivered to you 2 to 5 business days after the inspection of the property.
